What makes Graceada Partners special to you?

We work with the most talented people that exist in our marketplace and I am inspired and energized by the team I get to work with. I enjoy the laughter and camaraderie that exists in the firm. I know this is a place where my very best work is required and where I can enjoy my life and career with people I respect.

What’s something you didn’t expect about working at Graceada Partners?

We are based in downtown Modesto, California and there are 18 restaurants within 3 blocks of the firm. I enjoy the contrast of working on large real estate deals and then stopping by the local coffee shop where I know everyone’s name. We take our mission at the firm seriously but pride ourselves on having a low ego atmosphere.

What do you enjoy outside of work?

Joe recently finished Ironman California with a 2.4-mile swim, 112-mile bike ride and a full marathon. He looks forward to doing it again next year!


As Co-CEO and Co-Founder at Graceada Partners, Joe Muratore bears overall responsibility for the ongoing operations of the Company.

Joe has nearly 20 years of commercial real estate investment and management experience. Prior to co-founding Graceada Partners, Joe served as a Vice-President at a regional commercial real estate investment firm. Joe co-founded Graceada Partners in 2009 along with his long-time business partner, Ryan Swehla.

Joe has been featured or quoted in various industry publications including: National Real Estate Investor Magazine, Globe Street, Institutional Real Estate Investment Magazine, Multi-Housing News, Costar, The Epoch Times, Commercial Real Estate Investment Magazine and the Sacramento Business Journal.

Joe holds the Certified Commercial Investment Member (CCIM) and Certified Property Manager (CPM) real estate designations along with a Graduate Certificate in Management (finance concentration) from Harvard University Extension School, and a bachelor's degree in English Literature from California State University, Stanislaus.
